The Silver Berry real estate selling price per square foot for houses has come down a little since the beginning of 2012.  Silver Berry has been range bound on a sale price per square foot basis for the last year or so.  The average house sale price per square foot has remained just above or just below $240 per square foot.  As an aside, I have been showing in Silver Berry recently and the neighbourhood has seen more vehicle traffic recently due to the work being done on 17 street.  Once the 17 street to Anthony Henday access is restored, Silver Berry should see some reductions in traffic cutting across from 34 street through Silver Berry to reach 17 street.  I don't believe this increased traffic has negatively impacted the property values, but the traffic volume is noticeable on Silver Berry Road.  For more detailed sales stats on Silver Berry, including sale price graphs visit Silver Berry Real Estate

The Brintnell sale price per square foot has shot up this quarter to $264 per square foot. I thought this topic might be interesting because of all the headlines about economic uncertainty in the world today. The question is, “Are we in a housing bubble in Edmonton?” For the most part, people I speak with are optimistic about the Edmonton/Alberta economy. I do occasionally read or hear bubble talk, the theory that Canada will have a USA style housing meltdown. The Bank of Canada Governor Mark Carney also has been talking about the overheated real estate market.

March has been good for the real estate market in Edmonton. The Edmonton real estate market has continued to climb higher price wise for single family detached homes as well as duplexes. Condos actually slipped a little in March.

  • Single Family $380,083 up from $375,268 in February
  • Condo $231,629 down from $234,973 in February
  • Duplex/Rowhouse $319,020 up from $306,491 in February

The number of properties for sale in the Metro Edmonton real estate market has grown, which it always does in the spring. The current level of inventory sits just under 7000 properties.

However, the last 2 quarters the average has dipped under $240 in Rutherford. When I look at the sales closer, I notice that there was a lower number of homes sold with basement development recently. That explains the recent dip in the selling price per square foot. The highest sale price for a home in Rutherford this year has been $640,000. Hamptons Edmonton Real Estate Market 2012

The Hamptons Edmonton real estate market has continued to be strong as we enter 2012. The average sale price per square foot has been strong and is now moving within $10 per square foot of the overall Edmonton average sold price per square foot. The highest sale price for a home in the Hamptons in 2012, has been $675,000. This is higher than the highest sale price for a house in 2011 which was $637,000.
